North Shore Community: Pasadena’s Magothy River Waterfront Landmark
North Shore Community is one of the most storied and distinctive neighborhoods on the Magothy River — a private, water-privileged enclave in Pasadena, Maryland that has been drawing families to the water since 1932. Separated by the Magothy River into three peninsulas and flanked by 369 acres of protected Magothy Greenway preservation land, North Shore Community offers a level of seclusion and natural beauty that simply doesn’t exist in newer developments. With approximately 185 households, it’s a neighborhood where people don’t just buy a home — they join a community that spans generations.
A Neighborhood Born From the Water
North Shore Community traces its origins to 1932, when Charles Koch and a small group of partners purchased 170 acres along the Magothy River with a single goal: a place on the water. What began as a weekend retreat community grew steadily into a permanent neighborhood, with the North Shore Association formally incorporated in 1947. The Koch family’s connection to the community runs deep — Charles Koch’s son later founded Koch Homes, which built many of the homes that define the neighborhood today.
The drive into North Shore sets the tone immediately. The 369-acre Magothy Greenway preservation buffer creates a wooded, private corridor that separates the community from the surrounding area — there’s a palpable shift the moment you leave the main road. Inside, the neighborhoods are defined by tree-lined streets, osprey nests along the shoreline, and the kind of unhurried pace that residents consistently describe as feeling like a permanent vacation.
Life on Three Peninsulas
North Shore Community’s geography is genuinely unique. The Magothy River divides the community into three distinct peninsulas, with the surrounding creeks — Broad Creek, Park Creek, and Grays Creek — providing varied water access throughout. The community amenities reflect this water-first lifestyle: a community beach, pavilion, marina, boat ramp, and playground are all maintained for residents. Additional fees apply for marina slips, and access to the boat ramp is managed through the association.
The community’s social calendar is equally full. Residents organize crab feasts, Oktoberfests, Halloween parties, holiday open houses, Christmas caroling, a Fourth of July parade, Friday night happy hours at the beach, and an annual cardboard regatta — the kind of programming that turns neighbors into lifelong friends. Looper’s Field at the community entrance is home to the Pasadena Panthers. Downs Park is a short drive away for additional outdoor recreation, and the Chesapeake School District serves families throughout the neighborhood.
Who Buys in North Shore Community
North Shore Community attracts two distinct buyer profiles. The first is the move-up buyer who has lived in Pasadena and wants to land in the neighborhood they’ve always had their eye on — it’s not unusual for residents to buy a starter home in the area and eventually upgrade to a waterfront or larger home within North Shore itself. The second is the buyer relocating to the region who prioritizes waterfront lifestyle above all else and recognizes that North Shore offers something difficult to replicate anywhere else in Anne Arundel County.
Third- and fourth-generation families living in the community are common, which keeps inventory naturally low and demand consistently strong. When a home comes available, buyers who know North Shore move quickly.
North Shore Community Real Estate Market (2025–2026)
North Shore Community is one of the broadest-ranging markets in Pasadena, reflecting the diversity of properties from modest water-view homes to spectacular deep-water estates. Seven homes closed over the past year with a median sold price of $745,000 and a median of just 23 days on market. Homes sold at 100% of list price at the median — a competitive market with little room to negotiate on well-priced properties. The range ran from $535,000 to $3,850,000, with one significant waterfront estate sale pulling the average sold price to $1,297,143. There is currently one property under contract at $1,799,000 after 143 days on market. The voluntary HOA fee is $150 per year.
